Local Leasing Manager

This position is based in Los Angeles County , but our company operates nationally, particularly in large regional malls.

As the Local Leasing Manager , you will fully manage the property's Local Leasing program to meet ownership objectives.

To succeed, you should have:

  • A bachelor’s degree with 2+ years of relevant experience is required.
  • Proven ability to manage multiple projects with strong attention to detail.
  • Solid grasp of marketing trends, analytics, and digital strategies, including web retargeting.
  • Comfortable with Microsoft Office, Adobe Acrobat, Google tools, Outlook, and standard office tasks.

Your responsibilities as the Local Leasing Manager will include:

Business Development

  • Prospect the local area bi-weekly to identify new and unique tenants for the Local Leasing program and/or permanent Leasing.
  • Participate in weekly meetings with the General Manager to update on prospects and the overall status of the Local Leasing program.
  • Attending local and regional events to maintain retailer relationships and introduce new retailers.

Leasing

  • Oversee the ongoing temporary leasing of the Retail Merchandising Units (RMUs), kiosks, in-line stores, and vending.
  • Prepare all license agreements, amendments, and other necessary paperwork for Local Leasing merchants.
  • Source local permanent tenants for space at the center and run the entire deal with assistance from the SVP of Leasing, the SVP of Local Leasing, and the general manager.

Management and Operations

  • Ensure that specialty leasing retailers and amenities (signage/fixtures, etc.) enhance the shopping center's appearance and values and meet company visual merchandising requirements and professionalism standards.
  • Oversee that all specialty leasing retailers are adhering to the Operational Guidelines.
  • Coordinate the set-up, relocation, and breakdown of all temporary tenants.
  • Collect weekly/monthly sales reports and rent checks from all temporary merchants.
  • Ongoing communication with permanent leasing agent(s) to ascertain space availability, merchandise mix goals, and incubation candidates.

Marketing

  • Distribute Local Leasing collateral pieces to local/regional businesses and retailers to generate activity for the center’s program.
  • Ensure that empty RMUs are merchandised with Local Leasing collaterals.
  • Work closely with the Marketing department to ensure ongoing exposure of the Local Leasing program in the mall’s marketing efforts, including advertisements, in-mall signage, and directories.

Financial & Reporting Responsibilities

  • Collect license fees, manage receivables, and collaborate with Accounting on financial reporting.
  • Prepare and monitor annual budgets, monthly forecasts, and capital expense requests.
  • Compile and submit regular reports, including tenant sales, leasing activity, and fee billings.
  • Track and address payment delinquencies, recommending strategies for resolution.
  • Develop annual goals and objectives, and conduct year-end self-evaluations.

Merchant Relationships

  • Conduct regular meetings with temporary merchants to ensure the tenants’ and the owner’s business objectives are met.
  • Communicate new trends and products with merchants to grow current business or expand to additional locations.
